The floods of July 2021 were the most expensive natural disaster in Belgian history: 2.8 billion EUR of insured damage, plus around 1 billion EUR of uninsured losses.

Average compensation per damaged house: 46,000 EUR.

What a typical claim actually covers

Belgian fire insurance must include flood risk since the natural disaster law of 2006. Typical breakdown of a loss at 40,000 EUR:

  • Heating system: 6,000 EUR
  • Floor coverings: 8,000 EUR
  • Kitchen: 7,500 EUR

What insurance does NOT cover

  • Secondary homes and vacation homes: excluded by default
  • Exterior infrastructure: fences, garden sheds, trees, swimming pools, terraces
  • Vehicles: your car requires its own omnium contract
  • Operating losses if you have a home business
  • Temporary accommodation beyond a short period (30 to 90 days max)
  • Damage beyond the legal ceiling

Legal ceiling in 2025: for contracts signed after the 2023 reform, the ceiling per home is 150 to 300 percent of the reconstruction value.
